The City Commission appointed an 11 member Zoning Ordinance Revision Task Force (ZTF) to recommend changes to the zoning ordinance as part of the ongoing implementation of the 2010 Strategic Plan. The plan can be found at www.decaturnext.com. The ZTF has spent the past year considering several tasks from the Strategic Plan.
They would like your input on the following recommendation:
"After reviewing downtown Decatur growth patterns and potential sites for redevelopment, the task force recommends expanding the Special Pedestrian Area as shown on the map. Any new development or redevelopment project in this area will be required to install streetscapes. The proposed changes do not extend into single family residential areas."

Existing guidelines have promoted a high quality of development on key streets downtown, but updates are now needed. The downtown streetscape network should continue to be expanded. When redevelopment or new development occurs in the Special Pedestrian Area owners are required to follow the building design standards and build streetscapes (street trees, sidewalks, benches).
