We cannot keep affordable housing here (count all of the *for sale* signs in the neighborhoods. We cannot keep small businesses here (check out Mervyn's Plaza or all of the *for lease* places off of Central Expressway for instance). The last thing we need is a place to make congestion for folks trying to commute to/from here even worse. The deal already puts us in the whole with its costly "feasibility" studies. How RED does something need to be before it is deemed unprofitable?
Plus, I don't want Santa Clara to be used as a dumping ground for garbage and refuse that stadiums generate. A burgeoning ghost town with garbage? No thank you.

I say no
I am not for the 49er's being given a stadium paid for with public funds. Let them pay for it or let individual fans contribute as they'd like - just add no taxes, bonds, public monies of any kind. Also demand they upgrade the infrastructure, go green, and add to police coffers for security that the city will be called on to add.
The traffic in that area bottles up already. Add an NFL game and forget it. 237 backs up just with work traffic. San Tomas and Lawrence would be affected as would 101. The infrastructure of Santa Clara is being taxed with increased population already. Security would be a problem...yuck to the whole project.
The oriental beetle problem from the sewers, plus the roof rats and raccoons running through our older neighborhoods are not being addressed. Our clean up week gets threatened for lack of funds. The general peace and quality of life in Santa Clara is being degraded and yet you want to add to city costs with a stadium basically given to a sports franchise? Really bad idea.

I'm a home owner in Santa Clara and I would be thrilled if the 49'ers were my neighbors. I am not an expert but I believe this would also help boost our property values which would help us a lot!!
San Francisco made it clear in the past that they did not want the 49ers...let's invite them and show them how much they mean to the Bay Area!

As long as the Forty-Niner Organization will seriously start thinking like former owner Eddie Debartalo & Dallas owner Jerry Jones. These two guys would do what ever it takes to build a winning team. I do not see this from the present owners of the S.F. Forty-Niners. Eddie D & Jerry Jones took action. They did not use spin to pacify their football fans. I believe former S.F. Forty-Niner quarterback Steve Young said that the S.F. Forty-Niners were on their way down. I believe he said this right as he was about to retire. I also believe Steve said this because of the change in ownership of the S.F.Forty-Niner Organization. The S.F.Forty-Niners hired pretty boys head coach Steve Mariuchi & present head coach Nolan. The Niners Organization should focus on getting the best head coach not the best looking head coach. The S.F. Forty-Niners organization should do what ever it takes to build a winning team. If they expect the Santa Clara citizens to help them build their wealthy empire. Building a new stadium will definately raise the value of the S.F. Forty-Niners Organization.

The total cost of the deal is still unknown. No city should even think about this size of investment with out at least most of the facts.

As an Oakland resident, living in a city that will be paying off the Raiders' stadium for years to come, I would urge Santa Clara to move forward with caution. The current proposal seems to put all the risk on Santa Clara taxpayers. What are the "other" sports events that will be filling the stadium? What happens if the 49er's projections of infrastructure needs are off--who pays for the utilities etc?
A lot of questions need to be answered before Santa Clara takes on the tremendous burden of this bond project.

Do the benefits outweigh the costs? Is there enough demand for a stadium besides the 49ers' needs to justify the expenditure?

Yes, if the increases in tax revenues justify the additional traffic/noise/parking problems. I don't know enough to determine that trade-off.

It appears that the risks may not be worth the costs for the city for the number to NFL home games per year.
